Sunny end unit, front-door pull-in parking. No unit above or below. Original parquet flooring. Certified asbestos free. Private patio. Swimming pool across the backyard. A lovely flower garden in the center of the cul-de-sac. My little dog and I could easily walk to Shirlington restaurants and shops. All that was needed was my touch: I began with the big problem with Parkfairfax units: poor insulation and condensation on inside walls during the winter. Plus, plaster walls made it virtually impossible to hang a picture with a simple nail and hook. I hired a contractor to securely fasten narrow strips of wood from floor to ceiling every 16 inches on every wall (upstairs and downstairs). Between the strips of wood were placed rigid, dense insulation. Over the insulation was placed sheetrock. The new sheetrock walls were crowned with larger moldings and new baseboard and shoe molding. Now, condensation gone and picture hanging a breeze! Heating and cooling less expensive. New double pane, easy to clean âtiltâ windows were installed plus top-down, bottom-up honeycomb shades and great-looking shutters in upstairs hall and bathroom. New wiring and outlets were added to code and the electrical panel box was replaced to code. The old kitchen was completely ripped out: New pluming for the new refrigeratorâs ice-maker and an outside vent above new gas range (with dual ovens) was installed. I hung colorful boxes to display cookbooks and my favorite teapot. But the thing I liked the most was my two-drawer dishwasher that fan-dried the dishesâno worry about plastic or rubber utensils. The quartz wrap-around countertop and extra high wall splash is virtually indestructible and completely non-porous. The cabinet drawers are soft-close and extra deep. The credenza in dining area has three âhiddenâ drawers inside each of the three top drawers. The deep drawers accommodate very large/tall cooking pots. The kitchen floor is Marmoleum (a natural, durable and sustainableÂflooringÂsolution from Forbo). The beautiful ceramic bowl hanging above the range on the wraparound quartz wall wasnât expressly purchased for the kitchenâbut it looks like it could have beenâso I am leaving it for the new owner. I replaced the air conditioners with brand new, quiet cooling units. I purchased four electric baseboard heaters that plug into any outlet. I chose the radiant form of heating for low cost and convenience and, because of something I learned: radiant heat âfeelsâ warmer than than hot air blowing all around. Place them where you wish. Put them away in summer. The new half-bath on the main floor speaks for itself. The new, custom-made, all-wood louver doors also speak for themselves. Front and back storm doors are new and custom-made. The matching screens are in the attic. I installed a custom-made, all cherry wood âMurphyâ queen-size bed in smaller bedroom for guests. It has been used very little. The mattress is spotless. In the utility room are drawers for, well, utility things, and lots of shelves for tissue, paper towels, cleaning supplies, brooms, etc. The stacked washer/dryer combo is less than a year old. The dryer is ventless so no worry about lint build-up (the condensation is collected in a tube and it all goes down the dirty-water drain). The house has been freshly painted and the new brass front-door hardware will look new for many years. I have a tiny bit of touch-up to do on the stair railing and the front and back doors. Otherwise, the place is as perfect as I had always intended. P.S. I replaced the toilet in the upstairs bath but not the tub. The extra-large lavatory was also in good shape and the tile floor and tile around the tub had been recently replaced by prior owner so not necessary for repair or replacement.
